What it does

  • Tracks every deal from lead to close and works out your net commission after referral fees, your brokerage split, your cap, team split, royalty and fees.
  • Tracks your cap: each closed deal shows how much company dollar you've paid this cap year and switches to your post-cap split when you hit it.
  • Weights your pipeline by stage, plans your year backward from a GCI goal, shows ROI by lead source, and estimates the tax to set aside.

How to set it up

  1. Settings: enter your split, annual cap (0 if you have no cap), cap anniversary date, fees and tax rate. Adjust stage probabilities.
  2. Deals: one row per deal. Pick the Stage, Side and Lead source. Leave the fee override columns blank to use your Settings defaults.
  3. Expenses and Mileage: log costs and business miles. Tag marketing spend with the lead source it pays for.
  4. Goals: enter your GCI goal and conversion rates to see what you need each month and week, and whether you're on pace.
  5. Dashboard, Lead Sources and Tax & Profit update automatically. Record estimated tax payments on Tax & Profit.

Questions

Does it work in Google Sheets?

Yes. It is built in Excel and opens in Google Sheets: upload the file to Google Drive and choose Open with Google Sheets. Excel (desktop or Microsoft 365) gives the smoothest experience. Apple Numbers is not supported.

Do I need to know formulas?

No. Blue text on a yellow cell is something you type. Everything else calculates for you, and the Start Here tab explains each step.

How do I get the file?
